Responsibilities
  • Underwrite and locate investment opportunities using market comparables to determine accurate rent, value, and initial bid price for a single-family asset
  • Participate in the acquisition of single-family homes through tracking the asset through various phases of the deal lifecycle
  • Have an understanding of single-family residential construction and renovation, along with building code guidelines
  • Coordinate with investors for approval of various expenses
  • Construct detailed presentations to report on market trends and strategies for senior management to inform investment strategies across the organization
  • Understand the economic impact of costs as they relate to an assets net operating income and rent potential
  • Collaborate on strategic initiatives across Amhersts operating partners to improve margins and returns
  • Review beginning-to-end single-family real estate transactions and assess concession requests from acquisitions and disposition perspectives relative to market demands
  • Identify material defects that affect lending standards and coordinate with Amherst's construction arm to address repairs
  • Expected to work in the Austin, TX office five days a week
Qualifications
  • Bachelors degree required; Real Estate or Finance focus is a plus
  • 0-2 years of relevant underwriting, brokerage, or real estate experience
  • Fluent in Microsoft Excel and PowerPoint; knowledge of SQL and Python a plus
  • Strong academic background in finance, real estate, accounting, or math
  • Proven track record of high performance (academic or professional)
  • Strong verbal and written communication skills
  • Detail-oriented, organized, and able to work in a high-intensity environment
  • Ability to manage multiple deadlines and deliver high-quality work under time constraints
  • Desire to work on a highly collaborative, fast-paced team
