Estimator / Project Manager Commercial Caulking & Sealants
Location: Phoenix, AZ | Industry: Commercial Construction

Schedule: Full-Time | On-Site

Were working with the owners of a highly respected, locally owned subcontractor specializing in Caulking , Waterproofing, Joint Sealants, and Firestopping to hire a Commercial Estimator / Project Manager based in Phoenix, AZ.

This role plays a critical part in managing commercial projectsfrom analyzing plans and preparing estimates to overseeing execution through project completion. Ideal candidates will have industry experience in both estimating and project management, but the company is open to training a motivated individual with construction knowledge and strong analytical skills.

Position Overview

As the Estimator / Project Manager, you will analyze plans, specifications, and scopes of work to prepare accurate bids and manage awarded projects to completion. Youll work closely with clients, field personnel, vendors, and leadership to ensure successful outcomes aligned with budget, schedule, and quality expectations.

Key Responsibilities

Estimating & Preconstruction

  • Read and interpret architectural plans and project specifications
  • Define project scopes and ensure work aligns with industry standards
  • Collaborate with customers, vendors, and field teams to refine scope and requirements
  • Perform material takeoffs and calculate labor and equipment costs
  • Develop accurate, competitive cost estimates for caulking, sealants, waterproofing, and firestopping work
  • Prepare and submit clear, detailed proposals with itemized cost breakdowns and timelines
  • Review plans for bid opportunities and lead internal bid setup processes
  • Participate in bid and scope review meetings and assist in communicating scope to stakeholders
  • Maintain and improve historical cost tracking and production rate benchmarks

Project Management

  • Manage awarded commercial projects from preconstruction through completion
  • Develop project schedules and monitor progress
  • Coordinate logistics, field personnel, and subcontractors
  • Maintain project budgets and ensure on-time, within-scope delivery
  • Communicate proactively with clients and address project issues as they arise
  • Ensure all work meets quality standards and complies with best practices

Qualifications

Experience

  • Experience in commercial construction estimating or project management is preferred
  • Field or trade background in caulking, waterproofing, or firestopping is a strong plus

Skills

  • Strong analytical and problem-solving abilities
  • Excellent communication and relationship-building skills
  • Highly organized with the ability to manage multiple projects and deadlines

Knowledge

  • Understanding of construction estimating, job cost tracking, and project management fundamentals
  • Knowledge of commercial sealant systems and industry standards

Software

  • Familiarity with estimating and project management software
  • Proficiency in Microsoft Office Suite (Excel, Outlook, etc.)
